TriCon Builders delivered a new ground-up strip center development anchored by Plaza Package at 404 Roy Martin Road in Johnson City. The project established a modern retail destination with Plaza Package as the primary tenant and an additional 4,500 square feet of leasable space for future businesses. The development was designed for flexibility, visibility, and long-term performance in a high-traffic commercial corridor.

The building was constructed with a structural steel framework, efficient slab design, and durable exterior envelope to support diverse retail uses. TriCon managed all site preparation, grading, utilities, foundation work, and vertical construction, ensuring a high-quality shell ready for tenant build-outs.

Plaza Package received a full interior build-out featuring polished concrete floors, modern lighting, extensive display shelving, large walk-in coolers, and a custom checkout area. Abundant natural light from the storefront windows and clean interior finishes help create an inviting retail environment tailored to high-volume traffic.

The development includes a contemporary exterior design highlighted by Plaza Package’s signature green accent column, large storefront windows, and clear signage visibility from the surrounding roadway network. Ample parking and straightforward access support both anchor tenant operations and future occupants.


TriCon coordinated all mechanical, electrical, and plumbing systems to support both current and future tenants, ensuring that the remaining 4,500 square feet of available space can accommodate a wide range of commercial uses. The layout, utility planning, and structural design all contribute to maximum leasing flexibility.
